Not-for-profit provider ACH Group has announced a $190 million investment in two major projects in metropolitan Adelaide, aimed at expanding choice and capacity for older South Australians as demand for retirement living and residential aged care grows.
The investment includes a $120 million premium retirement living development at Rose Park and a $70 million residential aged care precinct at Dover Gardens that will deliver 150 new aged care beds.
ACH Group chief executive officer Linda Feldt said the projects would redefine how South Australians age into the future. “We are making a significant investment in residential aged care and retirement living at a time of unprecedented and growing demand,” she said. “These developments increase choice and capacity while creating vibrant communities people want to be part of.”
Rose Park development
The $120 million Rose Park project, located at the corner of Fullarton Road and Hewitt Avenue, will comprise 72 retirement living apartments featuring smart technology, 7.5-star energy efficiency and balconies with views across the Adelaide parklands and the Adelaide Hills.
Shared amenities will include a restaurant, private dining rooms, cinema, library, rooftop terrace and a health and wellness hub with gym, pool and spa. The development also includes the restoration of heritage-listed Vasey House, honouring Jessie Vasey OBE, CBE, founder of the War Widows’ Guild.
Plans have been lodged with the State Commission Assessment Panel. Adelaide-based firm Brown Falconer is leading the project design, with interiors by Studio Tate. A builder is expected to be appointed in mid-2026.
Dover Gardens aged care precinct
At Dover Gardens, ACH Group will deliver a new residential aged care home for 150 people, designed as ten small “households” of 15 rooms to create a more home-like environment, consistent with recommendations of the Royal Commission into Aged Care Quality and Safety.
The precinct will be built on the former Dover Gardens Primary School site on Folkstone Road, significantly expanding access to high-quality residential care in Adelaide’s southern suburbs.
South Australian Minister for Seniors and Ageing Well Nat Cook, welcomed the investment, saying it would support greater housing choice for older people, alongside recent changes to the Retirement Villages Act 2016, which commence on 2 February 2026.
Detailed plans have been submitted to the City of Marion, with construction expected to begin in the second half of 2026 and be completed by mid-2028. The project has been designed by Brown Falconer and will be delivered by Sarah Constructions.
